Single story home addition, interior remodel, and exterior remodel for home in Larchmont neighborhood of Los Angeles, CA 90004.Β
Previous home additions and remodel work made the flow of the home clunky. OroHaus Design was hired for the complete remodel and new home addition design of the home. The following was design and approved by the City of Long Beach:
- Removal of load bearing walls in the living room, dining room, and kitchen for an open concept layout. Raised the ceiling to 10β-0β in the open area.
- Flipping the location of the kitchen to allow more natural light to enter the home.
- Adding 33 new windows for additional sunlight. All the large window openings required structurally retrofitting the home with new plywood shear walls to be ready for the βbig oneβ in the future.
- Remodeled the existing bathrooms and moved laundry room from the typical locations of 1950βs Long Beach homes by the kitchen to the hallway. Subfloor was designed to be lowered to prevent step between wood flooring and tile. Added plenty of new linen closets for storage.
- New 151 square feet of room addition at the rear with 10β-6β high ceilings.
- New 16 square feet of living room addition to eliminate the existing rear porch with no curb appeal.
- New 126 square feet of new front porch for curb appeal.
- Exterior wall finish design for smooth stucco, vertical siding, wood trimmed windows, porch beam and column wood cladding, and paint color schemes.
