This home is located at Long Beach, CA. The owner wanted to take advantage of California’s new law allowing homeowners to build an accessory dwelling unit. Our team designed a second story accessory dwelling unit over their garage as a strategy to satisfy the city’s two-car garage/port parking requirement. The owner liked the design so our team continued with the structural calculations and city submittal. Plans were approved. This second story-accessory dwelling unit is now ready for construction.
This project consists of a 407 SF second story accessory dwelling unit addition over an existing two-car garage. The first floor plan continues to be a two-car garage. The second-floor plan consists of a new family room, closet, bathroom, kitchen pantry, kitchen, and dining area. The existing floor will be changed by demolishing and remodeling the existing kitchen and bathroom. New exterior stairs will be constructed for access to the new second-story accessory dwelling unit. All existing garage roof, ceiling joists, interior drywall, and exterior stucco will be demolished. The existing garage door will be removed, protected, and reinstalled after rough framing is complete.
